Why Ojus Properties Get Mold
Ojus is a community of about 19,700 residents and 8,600 homes in northeastern Miami-Dade County, roughly 15 miles north-northeast of downtown Miami. The Broward County line is its northern edge.
Aventura lies to the east, North Miami Beach to the south and Ives Estates to the west, with Interstate 95 along the western border and the Oleta River draining the east side. Its name goes back to 1897 and comes from a Seminole word meaning "plenty." It covers about 3 square miles, roughly a sixth of it is water, and its ground is low, around 7 feet above sea level.
That setting matters. Humidity never really leaves. South Florida's year-round moisture gives mold what it needs, and Ojus's dense development of condominiums, apartment communities, single-family homes, medical offices, and retail centers means a lot of buildings with a lot of air conditioning running almost all year.
Water is close, and the ground is low, so nearby canals and elevated groundwater can keep soil and slab edges damp after heavy rain. Storms find the weak spots: roof leaks after tropical storms, and water getting in around windows and balconies. Plumbing hides problems: slab leaks and pipe failures can wet walls and floors for weeks. And older buildings with poor ventilation hold moisture longer. Add flooding from heavy rainfall and AC condensation, and mold can grow behind drywall, beneath flooring, inside cabinetry, and throughout HVAC systems long before you can see it. That is why an inspection is often the only way to find it before it does extensive damage.
If This Is Happening, Here Is What We Do
"It smells musty, but I cannot see anything."
Start with an inspection. Our certified inspectors find hidden moisture, work out how far contamination has spread, and locate the source of the water. A visit includes a complete interior and exterior property assessment, infrared thermal imaging, moisture mapping of walls, ceilings and flooring, roofline and attic inspections, HVAC equipment and ductwork evaluation, plumbing moisture assessments, digital photo documentation and a written report with recommendations. It is the right first step whether you are buying, preparing to sell, chasing a persistent odor, or following up on earlier water damage.
I need proof for an insurer, a buyer, or a landlord.
That is what laboratory testing is for. Mold testing shows the concentration and type of airborne spores and gives you documentation when verification is required. We can take indoor air samples with outdoor comparison samples, surface samples, tape lift and swab samples, and HVAC system samples, analyzed by an accredited laboratory, with airborne spore concentration reports. Testing is recommended after water damage or flooding, after remediation, for unexplained health concerns, for insurance claims, and for real estate transactions.
The mold is confirmed. Now what?
Remediation is built around the property's construction, level of contamination, and moisture source, and follows recognized IICRC standards. It may include engineered containment systems, negative air pressure, medical-grade HEPA air filtration, removal of contaminated materials when necessary, structural cleaning and sanitization, EPA-registered antimicrobial treatments, moisture source correction, and optional post-remediation verification. We are not only treating what shows. The goal is to eliminate the contamination and fix the conditions that caused it. We provide documentation for HOAs and property managers, and independent clearance testing confirms the result.
It keeps coming back.
Then prevention matters as much as removal. We evaluate ventilation, humidity, and the building envelope, and we recommend moisture intrusion assessments, indoor humidity management, ventilation improvements, HVAC condensation management, building envelope evaluations, and preventative antimicrobial applications. Homeowners, condominium associations, and commercial property managers use these steps to cut down on repeat problems and protect their investment.
The AC smells, or the air feels off.
Hidden mold is not the only thing that affects indoor air. Humidity, dust, allergens, volatile organic compounds (VOCs), and poor ventilation matter too. Our indoor air quality evaluation looks at airborne mold spores, allergens, and fine particulates, VOCs, humidity levels, ventilation performance, and overall conditions, and we give you customized recommendations on filtration, airflow and air quality. Because air conditioning in Ojus runs most of the year, HVAC equipment is one of the most common places for hidden mold. Our HVAC cleaning and disinfecting covers air handler inspections, evaporator coil cleaning, air duct cleaning, drain pan and condensate line maintenance, medical-grade HEPA vacuuming, EPA-registered antimicrobial disinfection, and airflow optimization, which also helps your system run more efficiently.
Water got in.
Tropical storms, plumbing failures, appliance leaks, roof damage, and HVAC condensation all call for fast action to limit structural damage and the chance of mold. Our water damage restoration team does emergency water extraction, structural drying, commercial dehumidification, thermal imaging moisture detection, leak source identification, antimicrobial treatment, and insurance documentation assistance, following recognized industry standards.
It is my car or my boat.
South Florida's humid coastal climate reaches vehicles and vessels too. For family vehicles, luxury automobiles, rideshare vehicles, commercial fleets and recreational vehicles, we do interior mold inspections, HEPA vacuuming, carpet and upholstery treatment, HVAC vent cleaning, moisture source identification, and odor elimination.
For boats and yachts, we offer cabin mold remediation, marine HVAC cleaning, upholstery treatment, storage compartment sanitation, moisture management, preventative antimicrobial applications, and odor removal, with treatments designed to protect marine-grade materials.
Our licensed general contracting team handles every stage after remediation or water damage: drywall replacement, ceiling restoration, flooring installation, cabinet and trim replacement, interior painting, insulation replacement, structural framing repairs, kitchen and bathroom reconstruction and complete post-remediation rebuilding. Having remediation and construction under one roof streamlines the project and keeps quality consistent from start to finish.
How a Project Goes
It usually starts with a conversation: a FaceTime consultation or an in-person inspection, with laboratory testing where it will help and a full written inspection report. If remediation is needed, we seal the work areas with containment systems, remove the mold-contaminated materials, and apply antimicrobial treatments to the affected areas.
At the end, independent laboratory results confirm the work was successful, and a certificate is provided for homeowners or HOAs.
The First 48 Hours After Water
EPA guidance advises removing water quickly and drying affected areas within 48 hours when possible, which lowers the chance of mold growth without guaranteeing it. Take photos, note when it happened, and keep air moving if it is safe to do so. Drywall, insulation, and carpet padding can hold water long after the surface feels dry, so a damp smell after a storm is worth a call.
