    Cleaning, Sanitizing and Disinfecting Are Not the Same Thing

    The words cleaning, sanitizing and disinfecting are often used as though they mean the same thing. They do not.

    Cleaning physically removes dirt, dust, organic material and many microorganisms from surfaces. It is generally the first step before sanitizing or disinfecting.

    Sanitizing reduces the number of microorganisms on a surface to a level considered safe according to applicable standards or product directions.

    Disinfecting uses an appropriate antimicrobial product to kill or inactivate specified microorganisms on an inanimate surface.

    This difference matters because a surface can look perfectly clean and still require disinfection when there is a specific reason to reduce microorganisms.

    The Centers for Disease Control and Prevention recommends cleaning surfaces before sanitizing or disinfecting because dirt and organic material can interfere with the effectiveness of disinfectants. The product must also be used according to its directions, including the required contact time.

    Why Professional Disinfection Requires More Than a Spray Bottle

    Disinfection sounds simple until you consider what is actually involved.

    A disinfectant does not necessarily work the instant it touches a surface. The product label specifies a contact time, sometimes called dwell time or wet time. The surface generally needs to remain visibly wet for the required period for the product to achieve its registered efficacy claim.

    That is one reason professional disinfection is different from quickly wiping a counter or spraying a room and leaving.

    Advanced Disinfection Technology for Complex Environments

    Different environments require different treatment approaches.

    FixMold uses professional equipment and application technologies that can include electrostatic sprayers, ULV equipment, hydroxyl treatment equipment, HEPA air scrubbers, HEPA vacuums, air movers, dehumidifiers, moisture meters, thermal imaging and containment equipment.

    The equipment is not there simply to make the service look more advanced.

    ULV, or Ultra Low Volume, equipment produces very small droplets that can be used for certain applications where the disinfectant product specifically permits that method.

    HEPA air scrubbers help filter airborne particulate matter during appropriate environmental and remediation work.

    HEPA vacuums are designed to capture fine particulate material rather than simply redistribute it.

    Moisture meters help identify elevated moisture conditions that may not be visible.

    Thermal imaging can help identify temperature differences that warrant further investigation. Thermal imaging does not itself prove that mold or contamination exists, but it can be a useful diagnostic tool when combined with other observations and measurements.

    Electrostatic Disinfection

    Electrostatic disinfection is one of the technologies available for appropriate FixMold treatment projects.

    An electrostatic sprayer gives the liquid droplets an electrical charge as they are released. This can help the droplets deposit onto suitable surfaces and can improve coverage in certain applications.

    But there is an important distinction between professional use and exaggerated marketing claims.

    Electrostatic spraying does not automatically disinfect every surface in a room.

    The product still has to be appropriate for the intended use, the application has to follow the product label, sufficient product has to reach the surface and the required contact time has to be achieved.

    EPA specifically advises that electrostatic spraying should only be used with products whose labels permit that application method. EPA research has also shown that the commonly advertised wraparound effect can be limited depending on the equipment, surface and application conditions.

    ULV Fogging and Fine Droplet Application

    ULV stands for Ultra Low Volume.
