Most residential assessments run between one and two hours depending on property size and the number of areas flagged during the walkthrough. Larger homes and commercial properties take proportionally longer. The two-technician plus environmental analyst team structure allows multiple assessment steps to run simultaneously, making the process more efficient than a single-inspector visit without reducing thoroughness.
Your presence at the start of the assessment for the Step 1 client intake is valuable because your history of the property provides important diagnostic context. Being present throughout is helpful but not required. For clients who cannot be present, we coordinate access through a property manager or trusted contact and conduct the full assessment with the information you provide in advance.

Mold testing specifically refers to the laboratory analysis of air and surface samples collected during the inspection. The inspection tells us where mold conditions exist and what the moisture and environmental data shows. The laboratory testing from collected samples confirms species identification and spore concentrations with certified analytical results.
