Comprehensive Mold Testing
FixMold sends down a state-certified licensed technician along with his crew to perform a full mold assessment of your property. They start by collecting pertinent information from you in regard to any water intrusion and/or condensation buildup you may have in the walls, floorboards, kitchen, attic, crawl space, or the AC unit. The client is asked if anyone in the property has been suffering from health-related issues or symptoms they may have been experiencing. (If directed by the client, our on-site manager will sample the areas of concern).
Thorough Mold Inspection
Our technicians then perform a visual assessment by doing a walkthrough to determine possible areas of suspect growth. Infrared Thermography Images are taken throughout to ascertain possible indications of water damage and/or condensation, the source of any moisture intrusions, as well as any construction defects possibly causing or attributing to the property’s mold issue.
Visual Inspection
The technicians will then use an LED Fiber Optic Snake Camera in the vent system(s), attic, as well as behind cabinets and crawlspace(s) if applicable, to verify the presence of possible mold growth throughout the space. The Protimeter will be used to measure radio waves beneath the wall surface including wallpaper, paint, and tiles to verify moisture levels present without penetrating the exterior covering. This allows our team to undertake a very quick reading without damaging the surface.
Air Quality Measurement
Digital air particle counters will measure particle number concentrations and size range to validate mechanical filtration systems, identify sources of contamination, and ensure that air quality objectives are met. Optical particle counters are capable of monitoring particles in both the air and in liquids.
Temperature Analysis
Laser Thermometers will be used in identifying hot and cold spots that may be contributing to elevated humidity levels and/or mold growth within your property. By simply pointing the laser at a specific area of your property, we will be able to detect these spots and document them accordingly in your report.
Humidity measurement
A Digital Airflow Meter will be used to measure the airflow from the central A/C unit and vent systems to verify possible clogging of the central A/C unit coils that could be providing conditions conducive to mold growth and/or cross-contamination. Clogged coils are normally a sign of contamination due to moisture and improper ventilation in your property.
Moisture Detection
The Psychrometer Humidity is used to take both wet-bulb and dry-bulb temperature readings. With those two values known, through computation or by reading a psychrometric chart, the other properties of the air can be determined. The instrument also displays relative humidity and dew point temperature readings in order to ensure that they are within an acceptable range.
Final Testing and Clearance
A Hydrosensor will be used throughout different surfaces in the property to determine if there is moisture present in the given area. The moisture mapping technology is crucial in locating water damages and areas with elevated moisture that could be contributing to the growth of mold in your property. Using an LED light located on the Hydrosensor, we can identify the exact percentage of moisture present using nickel-plated points unique to this device, and a beeping sound that is automatically activated when the moisture content is above 17% during the inspection process.
Real-Time Data Reporting
Our WiFi-integrated CRM allows us to receive readings and photographs in real-time, ensuring that within 1-2 business days you will receive your full, detailed Mold report. This report will contain an explanation of which instruments are being used along with documentation of all infrared and digital images. Your report will also elaborate on the state-certified licensed technicians’ general findings and recommendations.
Follow-Up Communication
Once the report is sent to you, a senior manager from our administration team will contact you via email, then over the phone to outline our findings in detail. We will then clarify the results of your report and provide property recommendations regarding how you should proceed.
